A homeowner in Jacksonville called us about water stains on their ceiling. They had noticed it after a few heavy rainstorms and were worried it would get worse. We scheduled an inspection the same week.
When we got up on the roof, the shingles looked solid overall. The roof was about 8 to 10 years old. No missing shingles. No obvious blow-offs. But there was one problem that stood out right away.
What Was Causing the Leak
The lead pipe boot around the plumbing vent had cracked. This is one of the most common reasons roofs leak in Florida. The rubber gasket dries out in the sun and splits open. Once that seal breaks, rain goes straight down the pipe and into the ceiling below.
Most people never see it from the ground. By the time you notice a water stain inside, the boot has usually been leaking for a while.
The Problem
The lead pipe boot had cracked and split. Rain was getting in around the base of the plumbing vent.
How We Fixed It
On a newer roof, you would normally pull up the surrounding shingles, remove the old boot, and install a new one. But these shingles were brittle. Lifting them would have caused creasing, cracking, or tearing. That creates more problems than it solves.
So we installed a Perma-Boot instead. It is a heavy-duty plastic cover that fits right over the existing pipe and flashing. It seals the area completely without touching the shingles around it. No prying. No pulling. No risk of damaging the surrounding roof.

A Perma-Boot is a permanent, maintenance-free cover that goes over a cracked pipe boot. It creates a watertight seal without needing to remove any shingles. It is UV-resistant, built for Florida heat, and designed to outlast the roof itself.
What Else We Found Up There
While we were on the roof, we checked everything else too. We found several spots where the sealant around nails and vents had dried out and started to crack. Exposed nail heads are another common entry point for water. One bad nail can turn into a slow drip that rots the decking underneath.
We went ahead and re-caulked every nail and vent that needed it. All of that was included as part of the same visit. No extra charge.
Why This Matters for Your Roof
A lot of roofing companies would have looked at this and told the homeowner they needed a full repair with shingle removal. That would have cost more money and risked damaging shingles that were still in good shape.
The right fix for this roof was simple. A Perma-Boot over the cracked pipe boot. Fresh caulk on every exposed nail. Total time on site was under two hours. The leak stopped completely and the homeowner did not have to spend thousands on work that was not needed.
